The good news is home builders usually have lot maps that show you all the available options in the area, along with the nearby amenities. These maps will be super handy when deciding which lot to purchase.
Here are some factors you need to consider when selecting your lot:
Size
With regular lot lines, your house is plotted in between the lot, meaning you would have two side yards. You’ll have more outdoor living space around your home, and you can add windows at the side of your house.
Zero lot lines are homes built at the edge of the neighbouring property line, with a five-foot side yard on the other. This allows buyers to construct a bigger home at a more affordable price. However, you won’t be able to have windows on the sides of the house.
Slope
The slope of the lot can affect the design of your home. One of the biggest perks of having a sloped lot is the ability to incorporate a walk-out basement. These lots also give you more natural light, privacy and striking views.
Location
If you want easy access to the main road, then the lot closer to the front of the street or a corner lot may be for you. The size of the corner lot is better for those who want more front yard space but remember, it is your responsibility to clear the sidewalks of snow in the winter which may be a huge task in Edmonton winters.
Alternatively, if you want a more private feel, then a cul-de-sac is ideal, especially for younger kids to play safely outside with less traffic.
Depending on your lifestyle, you may choose to be close to certain amenities such as the community’s playground, entry to trails, storm ponds, bus routes, or schools.
Amenity lots are when the side or the back of your lot connects to natural amenities instead of other homes. This may be an ideal choice if you want more seclusion and a better view.
Orientation
Are you a morning person? Then the East facing windows in your bedroom will give you that ray of sunshine bright and early. Love to spend time in the backyard and barbecue during hot summer days? Take advantage of the afternoon sun with a west-facing yard.
